Homeowner Representation Services
The reconstruction process is a critical time for all parties involved. With many years in the reconstruction industry, Richard Avelar & Associates understands that one of the keys to the project's success relies on knowledge and good communication and coordination. Because of this, Richard Avelar & Associates offers "in-house" Homeowner Representative services to Homeowner Associations undergoing repair and reconstruction.
The Homeowner Representative is a liaison between the homeowners and the construction team. In larger multi-residential projects, where many homeowners are impacted by the construction work during the repair process, the Homeowner Representative coordinates construction scheduling and facilitates interaction between the homeowners, architect and general contractor. This helps to minimize the inconvenience and disruption to the homeowners, thereby contributing to the overall success of the project.
Homeowner Representative Services include:
- Coordinating and scheduling unit inspections and repairs
- Meeting with the homeowners at the project during the reconstruction, to discuss schedules for work and to arrange access into units
- Documenting interior conditions of units prior to repair, which may impact the reconstruction
- Developing guidelines and/or procedures that may be necessary to enhance the effectiveness of the reconstruction process
- Corresponding with homeowners concerning repair schedules and/or special meetings, reconstruction updates and notices concerning schedule changes
- Attending weekly site visits to meet with the Contractor, Construction Manager and homeowners during the reconstruction process
- Attending Association meetings and providing monthly progress reports for the Board of Directors
- Documenting any damage or accident reports and ensuring all necessary corrective action has been taken
- Providing a point of contact for homeowner questions, concerns and complaints
