Construction Management
Richard Avelar & Associates offers Construction Management Services to assist Community Associations with a variety of repair and maintenance projects including re-roofing, asphalt rehabilitation, painting, and pool rehabilitation. As Construction Managers, Richard Avelar & Associates will provide professional management services throughout the project to ensure that the construction work performed complies with the scope of work.
Construction Management Services may typically include:
- Meeting with Property Managers and the Community Association Board to review the necessary repairs
- Developing a scope of work for the repairs
- Assisting Community Associations in acquiring bids from qualified contractors
- Review of Contractor contracts
- Monitoring the Contractor's mobilization and start-up
- Act as the Community Association's representative by performing weekly site visits to observe construction progress
- Review and approve change orders as necessary
- Review schedules and punch lists for conformance with the intent of the construction documents
- Provide services to assist with the close out of the project
